The City of Chicago issued a new construction permit on January 7, 2026, for the property at 2134 West 18th Place in Pilsen. The permit, applied for on February 25, 2025, comes with a reported cost of $600,000.

Designed by architect Michael T. Ryan, the new building will be a two-story structure with a basement. The plans include two on-slab surface parking spaces at the rear and perimeter fencing. Veterans Construction Group LLC is the general contractor. The limited parking suggests these will likely be rental apartments.

But here's where it gets controversial... To make way for the new construction, a single-story multi-unit residence built in 1906 will be demolished. Real estate records show that the same family has owned the property since 2005, with the buyer in that sale sharing the same last name as the current property owner. A demolition permit has been pending since November 2025, raising questions about the building's historical value. If approved, Maxym Demolition of St. Charles will handle the demolition.

And this is the part most people miss... The location is well-connected. The property is within a short walk of three CTA bus routes: the #18 on 18th Street, the #50 on Damen Avenue, and the #49 on Western Avenue. The Damen Pink Line elevated platform is also nearby, about three blocks southeast, along with the Western BNSF Metra station, less than three blocks northwest.
